The Top Ten Potential Deal Killers
 
Any of the issues below could individually scuttle a potential sale. A pre-listing inspection done prior to the listing, allows the sellers to have advance knowledge of the potential obstacles to a timely sale. A good understanding of the significant issues allows the seller an opportunity to repair the item in question and thus remove from the concerns of a potential buyer, or to justify the cost of repair to their advantage.
  
1)  OLD ROOF  –  A proper roofing replacement may cost around from $10,000 to $20,000 for a typical 4 bedroom North Suburban home.  A second layer may be as little as $4,000.
 
2)    IMPROPERLY FUNCTIONING APPLIANCES  –   Buyers believe that  furnaces, air conditioners, and fireplaces are expensive to repair or replace.
 
3)    EXCESSIVE MAINTENANCE REQUIREMENTS  –  Excessive number of maintenance items indicate the owners didn’t care for the home.  Leaves a suspicion of unforeseen items.
 
4)    UNSAFE CONDITIONSBroken handrails or balusters, treads, structural members, garage structures, homeowner attempts to repair or modify features of the home that they do not understand.
 
5)    MOISTURE INFILTRATION  –  Often the first question from the buyer. Is the basement dry? Often, the causes for basement moisture are easily rectified and for little or no cost.
 
6)    EXISTANCES OF HAZARDOUS MATERIALS  –  Asbestos, lead, radon, and carbon monoxide are significant health risks but all can be managed quite easily.
 
7)    STRUCTURAL SETTLEMENT OR DEFECTS  Active structural movement or differential settlement can be very expensive to repair or shore up. Initial settlement, which may have happened 30 to 40 years ago, may not be of much concern.
 
8)    MOLD  One of the top concerns of all parties involved. Also the least understood by all involved.
 
9)     REAL ESTATE TRANSACTION PARTICIPANTS  Many sales have fallen apart when one or more parties involved have acted in bad faith.
 
10) SELLERS WHO ARE UNWILLING  –  to compromise with the buyers or who are dealing in bad faith.
