We can review the construction process of a new home or major remodeling project from conception to completion. Our purpose is to ensure quality construction is carried throughout and to protect the homeowners from major cost overruns and substantial construction delays.
Through this process, we educate our clients to the realities of the construction process, guide them through unfamiliar territory, & assist them in managing their substantial investment.
Plan Review
Review plans, specifications, and contract for any errors, omissions, and inconsistencies.
We also make recommendations & suggestions for the improvement of your design such as either indicating a more cost effective approach or improved methods of construction.
1. Foundation Inspections
Type, grading, compaction, egress, steel reinforcement, and workmanship.
1) Footings and Trenches
2) Stem wall and Drainage
3. Rough Framing & Roofing Inspection
Anchor bolts, critical load paths, framing methods, roof structure & cover, sheathing, window openings.
4. Pre-Drywall Framing Inspection – Last opportunity to find defects prior to being covered up.
Attic ventilation, fire blocking, notches & boring, insulation, electrical, mechanical, plumbing & ventilation, siding, utilities, & windows.
5. Final Walk-thru Inspection – A complete comprehensive inspection of finished items.
All fixed appliances, all rooms, attic & basement, bathrooms, combustion air, heating & air conditioning, fixtures, fire safety, electrical service panel, kitchen, house interior & exterior, grounds, final grading, & site drainage.
6. Punchlist
Walk-thru with owners to detail all cosmetic defects, craftsmanship, & uncompleted items.
7. 11 Month Warranty Inspection
Before your builder’s warranty and responsibility expires, has your builder completed and repaired all your unresolved issues from the time of closing?
